Celebrating 20 Years of Leadership: Honoring Dan Berger’s Legacy at Berger Communities This year marks a remarkable milestone for Berger Communities as we celebrate 20 incredible years of leadership, vision, and dedication from our very own Dan Berger. For two decades, Dan has helped guide Berger Communities with integrity, heart, and a relentless drive for excellence. Under his leadership, what began as a locally focused company has grown into a thriving enterprise with a presence in four states, bringing the Berger philosophy of community, care, and quality to thousands of residents. But Dan’s impact goes far beyond business growth. He has built a legacy rooted in family values and a deep commitment to the communities we serve. His passion for giving back is evident in every facet of his work — from his role as Treasurer of YPO’s Philadelphia Chapter and active participation on the JFRE Executive Committee and Jewish Federation Board of Trustees, to his leadership as Vice President of the Benchmark School Board of Trustees and Past President of the Pennsylvania Apartment Association. And perhaps most inspiring of all, Dan founded hope+door, a nonprofit dedicated to preventing homelessness by offering financial assistance to families on the brink of eviction due to unexpected emergencies. His vision for hope+door is a shining example of the difference one person can make when compassion meets action. As a family-run company, Berger Communities has always taken pride in putting people first — and Dan embodies that spirit in everything he does. Whether it’s mentoring the next generation of leaders, championing innovation in property management, or supporting causes close to his heart, Dan leads by example, reminding us all what it means to truly care. Today, we celebrate not just 20 years of service, but 20 years of leadership that has shaped who we are and where we’re going. Thank you, Dan, for your unwavering dedication, your bold vision, and your belief in building stronger communities from the inside out. Here’s to 20 years — and to the future ahead! With gratitude, The Berger Communities Family

At Berger Communities, teamwork isn’t just something we talk about—it’s something we live. That spirit was on full display when our enthusiastic team laced up their sneakers, donned their team colors, and set out to compete in this year’s PAA Amazing Race. Hosted by the Pennsylvania Apartment Association (PAA), the Amazing Race is a highly anticipated annual event that brings together multifamily industry professionals for a day of friendly competition, strategic challenges, and of course, a whole lot of fun. Teams from across the region gathered to test their endurance, creativity, and collaboration skills across a series of wacky, fast-paced challenges. And Berger Communities was right there in the mix, ready to race! From the moment the starting whistle blew, the energy was electric. Our team members tackled each task with grit, laughter, and a strong sense of camaraderie. Whether it was navigating obstacle courses, solving puzzles under pressure, or showing off their best dance moves at a surprise challenge station, the Berger team brought passion and positivity to every stop along the race route. But what truly set our team apart wasn’t just speed or skill—it was the way we supported one another. Every teammate played a role, and every voice was heard. That kind of unity is what makes Berger Communities special, not just in moments of fun like this, but in our everyday work supporting residents and each other. By the end of the race, our team walked away with sore muscles, big smiles, and a renewed sense of connection—not just within our own group, but with peers from across the industry. The PAA Amazing Race reminded us why events like these matter: they bring people together, foster new relationships, and strengthen the bonds that make this industry thrive. A huge thank you to the Pennsylvania Apartment Association for organizing such a dynamic and engaging event. We’re proud to be a part of a community that knows how to work hard and play even harder. Until next year—ready, set, Berger!

We’re thrilled to announce a major milestone in the ongoing evolution of one of downtown Cleveland’s most beloved landmarks. As of April 2025, five exclusive penthouse suites on the 23rd floor of the historic Standard Building are officially open and leasing. These brand-new residences represent a stunning transformation of what was once a rooftop garden and open-air promenade. Today, that space has been thoughtfully reimagined into a collection of sophisticated one- and two-bedroom penthouses, designed with modern living in mind. Each home features private outdoor terraces, panoramic views of the city skyline, and luxurious finishes that bring comfort and style to new heights. Beyond the beauty of the individual residences, this launch signifies something more: a bold new chapter in the life of The Standard. Originally built in 1925, the building has long stood as a symbol of Cleveland’s architectural heritage and urban growth. With the addition of these penthouses, The Standard continues its legacy—blending timeless character with elevated, contemporary living. Whether you’re drawn to the breathtaking views, the historic charm, or the unparalleled location in the heart of downtown, the penthouses at The Standard offer a rare opportunity to live at the top—literally and figuratively. Now leasing. Now soaring. Welcome to the pinnacle of Cleveland living.

Berger Development is proud to announce its role as the multifamily partner in the transformation of Exton Square Mall—a bold redevelopment project that will turn a traditional retail center into a vibrant, walkable mixed-use town center, thoughtfully designed for the way people live, work, and connect today. In collaboration with Abrams Realty & Development, LLC and Eric Faggioli of Delaware Valley Paving, this visionary project will introduce approximately 375 modern apartments complemented by high-end amenities that elevate everyday living. From carefully planned interiors to shared community spaces, every element has been designed with intention, supporting both individual lifestyles and collective engagement. At its core, this development represents more than just new construction—it’s a meaningful reinvestment in a central part of Chester County. By bringing together residential, retail, and communal spaces in a dynamic, accessible environment, the project reflects a growing emphasis on placemaking and long-term community impact. For Berger, this is more than a development opportunity—it’s a chance to shape what’s next. As we help bring this reimagined town center to life, we remain focused on building not just properties, but places with purpose. This project marks a major step forward for the Exton community—and for Berger Development’s commitment to thoughtful, impactful growth.
